My sellers who care deeply about what they’re leaving behind—and what they’re making room for. Behind every listing is a life in motion. I bring a deep respect for the transition my clients are experiencing—whether it’s joyful, bittersweet, or somewhere in between. My role is to guide that process with clarity, empathy, and strategy.

I’m not here to sugarcoat or sell you on anything. I’ll be honest—always—even if it’s not what you were hoping to hear. And while I can’t promise this will all be stress-free, I can promise you won’t be navigating it blindly. And you won't be going it alone.

Listing Appointment

During our initial appointment, we’ll walk through your home together, talk about your goals, and look at the market with clear eyes. I'll show up with a custom listing presentation booklet outlining my approach, the trends in your zip code, and the logistics of placing your home on the market. The goal of this initial meeting is for you to get to know me and my process and for me to gain an understanding of your goals so that I can tailor my listing price suggestion and marketing strategy to meet your needs. 

CMA and Marketing Strategy

Following our appointment, you will receive a Comparative Market Analysis (CMA) and a Marketing Plan tailored to your property and your goals. A CMA is a document used to create a picture of your home’s current market value by comparing it to similar properties that have recently sold in the area.

If we feel like we are a good fit after discussing strategy and expectations, we will enter into a signed agency agreement.

Pre-Search and Photographs

I am not a fan of surprises- especially when it comes to selling your home. Toward that end, I often suggest to my clients that we have a title pre-search completed prior to listing. This extra step guards against unexpected hurdles and helps us to get ahead of any that may arise.

I will also coordinate with you to set up professional photographs of the property. Professional photography is a service that I offer to all of my listing clients so that your home shows up to potential buyers in the best light.

 On Market

Once the photos have been taken and the pre-search completed, you are ready to hit the market. We'll follow the marketing strategy discussed in advance. 

​

I will be there throughout the process to help you coordinate showing requests, field questions from potential buyers, and check in frequently to make sure we are on the same page.

Receiving Offers

Where offers are concerned, the offer price is often just as important as the other terms. Once an offer is received, we will have a frank and in-depth discussion so that you can feel confident in your response.

Concessions. Days till closing. Inspection period. We'll talk through it all and submit the response that meets your needs. 

Under Contract

Once the contract has been signed by all parties and bound, I will coordinate with you, the buyer's agent, and the title company to schedule inspections, appraisals, negotiate any repairs, and arrange closing. â€‹

While it can be nerve wracking getting to the closing table, I will be available throughout the process with answers, guidance, and firm handle on the timeline.

Closing Day

When closing day comes around, I'll be there to celebrate the end of one chapter and the beginning of the next!

And I don't just vanish after closing. I encourage my clients continue relying on me as a resource after closing. Need a handyman? A referral for a property manager? Call me! I am always happy to hear from my past clients and add value in between transactions.
