Buyer's Consult
I’m happy to meet with potential buyers no matter where they are in the process—whether you’re just starting to think about buying or already deep in the Zillow scroll. Everyone has their own reason for making a move or purchasing for the first time, and I want to understand yours.
Sitting down together helps you set clear expectations about what’s ahead, and gives me the insight I need to support you through the process.
Pre-Approval
​This is really the first step. Before we can begin touring properties, speaking with a lender and getting pre-approved is critical. It’s not just about the numbers—it’s about setting the foundation. We can’t make a game plan without knowing the field, and pre-approval gives us clarity on your budget, loan options, and what’s actually possible. If you need a recommendation, I’m happy to connect you with lenders I trust.

Whether my clients come to me with a pre-approval or no, I make it a priority to establish a three-way line of communication between my buyers, their lender, and myself. This is a team effort.

The Search
The property search really starts with our first conversation. The better I understand your motivations, lifestyle, and what truly matters to you, the better I can guide you—and make sure the homes showing up on your screen actually fit.
There’s no such thing as a perfect house, but if I know your hierarchy of needs —space for the pottery wheel outranks walk-in closets, say—I can steer you toward the places that tick the right boxes and away from the ones that will waste your time.
Making an Offer
​This is where strategy meets communication. When it’s time to write an offer, I’ll be in close contact with your lender, the listing agent, and—most importantly—you. We’ll look closely at the current market—what’s moving quickly, where we have room to negotiate, and how to make your offer stand out without stretching beyond your comfort zone. Understanding the seller’s needs (like extra time to move) can help us craft something that feels like a win for everyone. My priority is always your best interest—but it’s not about drawing battle lines. It’s about writing a thoughtful, well-timed offer that makes sense for this market and your goals.

Under Contract
Once we’re under contract, the real work begins—but don’t worry, I’m here to help smooth the road. We’ll navigate the inspection and due diligence period, handle the earnest money deposit, and move through appraisal and underwriting with your lender. If repairs come up during inspections (and they often do), I’ll negotiate on your behalf to ensure any issues are addressed fairly and that we keep the deal moving forward with your best interest in mind.

There will almost certainly be a few bumps along the way, but that’s why you have a trusted agent at your side. I promise to stay solution-oriented and proactive. These are all things we discuss during our buyer’s consultation, so when we get to this stage, you’ll know what to expect—and I’ll be right there to guide you through it.
Closing Day
​By the time we get to closing, every “i” will be dotted and every “t” crossed. We’ll make sure all contingencies are met, negotiated repairs are completed, and you know exactly where to send funds and when. You’ll have utility info in hand, and we’ll triple-check the final numbers together to be sure everything looks right. Before we head to the table, we’ll do a final walk-through to confirm the property is in as good—or better—condition than when you went under contract.
